RESIGHT and Eclipse Development Group, through their entity Double A Development Partners, LLC, released updated design plans for the New Haven, CT redevelopment project. Doug Gray, Principal of Double A Development, presented the latest designs at a recent Newhallville community meeting.
In collaboration with the City of New Haven, the 13-acre parcel adjacent to the Science Park redevelopment in New Haven, CT is to be transformed from a vacant lot to a residential apartment complex in this prime location near Yale University and surrounding neighborhoods. The project will help the City of New Haven to connect the new Science Park redevelopment and the historic Dixwell and Newhallville neighborhoods. Additionally, the project will provide new jobs, affordable housing and increase tax revenues for the city.
The plan includes two-story, three-bedroom townhouses, two-bedroom apartments and a mix of studios or one-bedroom units with a den, expected to bring the project’s total, including the townhouses, to some 400 apartments. Gray said they lowered the number of two-bedroom, two-bath apartments, because the market continues to be dominated by people associated with Yale University who seem to be favoring the one-bedroom units.
In addition to the design plans, Gray presented conceptual images of the project. One image is of the inner courtyard with a large swimming pool around which the four-story apartment building will be built. The other image is of the project from the outside. There are also plans for a dog park, tennis courts, a basketball court and a tot lot.

Now that the schematics of the site plan have been shared with the Dixwell and Newhallville neighbors, they will next be submitted to the City Plan Commission. The current goal is to undertake site remediation work in June and start construction in July.
