Fast Progress at the Alcoa West Plant Redevelopment Site

RESIGHT is pleased to announce significant progress in the long-awaited renovation of the planned urban development uses on the former Alcoa Inc., West Plant site. The Alcoa West Plant Redevelopment is a RESIGHT project in partnership with the City of Alcoa and Arconic Inc., in conjunction with the planning firm of Kiser + Vogrin Design (KVD), teamed with Volkert, Inc.

AlcoaProgress

The West Plant served as an aluminum fabrication mill from its opening in 1920 until its closure in 1989. The site consists of approximately 300 acres bounded by Mills Street, Pistol Creek, and Hall Road, lying directly across the Alcoa Highway from McGhee Tyson Airport.  Since the project groundbreaking in April, the project has progressed at a rapid pace including the start of road construction, utility infrastructure installation and site grading in preparation for an urban development consisting of commercial and residential uses.

The first phase of the redevelopment work involves the construction of a landscaped boulevard, including utilities, running slightly over a mile connecting the existing Hunt Road interchange with the signalized intersection at Hall Road and Associates Boulevard. Once the road is significantly complete, property on both sides of the new boulevard will be available for development.

MApostMikk Anderson, President, Airport Center Development Partners and Senior VP and Founding Member of RESIGHT, is excited about the level of progress, “The Alcoa site lingered for almost three decades for many reasons, all of which were successfully addressed by our team. We are excited to see progress move forward with this mixed-use project development phase. Construction is expected to be substantially complete within eight to ten months.”

According to Gary M. Vogrin, Founder and Landscape Architect for Kiser + Vogrin Design. “The Master Plan will be designed to seamlessly blend together an active lifestyle with work, rest and play.” continued Vogrin, “This will be achieved by delivering a robust, destination and Town Center walkable experience that cohesively connects the City’s history in addition to the proposed civic, office, retail, restaurant, hotel, residential and greenspace/trail components into the fabric of the surrounding neighborhoods, commerce and regional airport.”

PROJECT FACTS:

  • Approximately 300 acres
  • 6000 ft. of roadway opening approximately 100 acres for immediate development
  • Current project scope: road construction, utility infrastructure installation, and site grading
  • Goals: build an urban development consisting of commercial and residential uses
